HomesOpenToday (HOT) & StreetURLs Sunsetting

On May 17th, CCAR will be sunsetting HomesOpenToday.com & StreetURLS.com. Although these services provided a benefit to CCAR, Bay East, and bridgeMLS Subscribers, along with East Bay consumers for over a decade, the ‘cost to benefit’ ratio is no longer beneficial to CCAR or its Membership to maintain these services.

Coming Soon Listings –
Only Permitted for 30 Days

The CCAR MLS Compliance department has seen a recent increase in support tickets and questions regarding “Active – Coming Soon” listings. An “Active – Coming Soon” listing is only permitted to be in that listing status for 30 days. On day 31, any CCAR “Active – Coming Soon” listing is updated by CCAR staff to a “Cancelled – Coming Soon”. If needed, a listing agent may enter a new “Active – Coming Soon” listing.
 
The “Coming Soon” status in the MLS was created to allow for pre-marketing to other MLS Participants & Subscribers. It is not intended to be used as a replacement status for “New” or “Active”.
 
10.1.1 Coming Soon Listings. It shall be the responsibility of the Broker Participant (Section 4.1.1) and Real Estate Subscriber (Section 4.2.1) to follow said rules when placing a property in the Coming Soon section of the multiple listings service (MLS). Broker Participant and Real Estate Subscriber shall only place a property in the Coming Soon section of the MLS if the Participant/Subscriber has met necessary criteria for MLS input as described Sections 7.5, 7.6, & 8.1.
 
Participant/Subscriber is required to enter a proposed list date to proceed in placing a listing in the Coming Soon section of the MLS. Once the listing moves from Coming Soon to any Active status it cannot revert back to Coming Soon.
 
  1. It is optional to place your listing into a Coming Soon Status.
  2. Listing agent must have a signed written listing agreement in place to enter a “Coming Soon” listing which explains the limitations of the “Coming Soon” status.
  3. The MLS requirement of unilateral offer of compensation still applies while in “Coming Soon” status.
  4. The Coming Soon listing will automatically be placed in a “Cancelled – Coming Soon” after 30 days of entry.
  5. Coming Soon listings will be viewable to all MLS Participants.
  6. Coming Soon listings will not be syndicated out to other websites.
  7. Coming Soon listings will not be included in the IDX and RETS feeds.
  8. Coming Soon listings are only searchable within the Paragon MLS.
  9. Once a listing has been moved from Coming Soon to Active status by the agent, it cannot revert to Coming Soon with that same broker.
  10. Days on Market (DOM) re-sets when status is changed to Active. Cumulative Day on Market (CDOM) continues counting from the time entered into the MLS. Only when a property has been off the market (Canceled or Expired) for more than thirty (30) days will the days (DOM and CDOM) on the listing start at zero (0).

NAR Hosts Policy Forum On The
Current Housing Market And Affordability

The National Association of REALTORS® hosted a policy forum last Thursday entitled The Current Housing Market: Implications for Home Buyers and the Economy at the Capital Hilton in Washington, D.C.

The opening session, Promoting Homeownership, Affordable Rentals, and Investor Involvement All at Once, featured a keynote fireside chat with the Director of Federal Housing Finance Agency (FHFA), Sandra Thompson, moderated by NAR’s VP of Policy Advocacy, Bryan Greene.

“Let’s make sure there is liquidity at all times, all places, not just some places. And make sure people have safe, decent, and ever-elusive affordable housing, and do it in a sustainable way,” Thompson said. “Sustainability means people can stay in their homes. That is really important to me.”

Thompson endorsed borrower education and financial assistance to keep people in their homes when the unexpected happens. “There can be issues like a broken hot water heater, things that come up that impact a person’s balance sheet. Maybe there should be a reserve or contingency account to ensure sustainable homeownership.”

Top 5 MLS Support Issues

1. Listing Input – AREA: Are values missing in the Area Field when inputting a listing? This happens when the listing entry information is not completed top to bottom. There is conditional logic set for fields, if you skip the “AREA” field and select fill other fields, you might select a value that is correct but does not correspond with that area. CCAR Member Services recommend you start from the top and work your way down when inputting a listing.
 
2. CDOM Reset (how many days for that field to be reset): Cumulative Days on Marketing (CDOM) is set to zero on a new listing after the previous listing is marked canceled/expired/sold for 30 days.  
 

3. Cannot find a NORCAL MLS ALLIANCE listing (Using AREA or forgot to add the two letters in front [ME, SF, ML, or BA]): When searching for a listing, it’s best to use the address, city, or map. Using the “Area” field may eliminate listings because each MLS has different values to what AREA represents. As more data share listings are added to the MLS, the AREA field can become more complicated.  

4. Searching by MLS Number: MLS numbers may be duplicated as a result of data sharing. To help eliminate this, add the initials of the MLS from which the data is coming from.  

5. Cannot find Buyer Agent when changing listing to Pending: Sometimes if the buyer agent is from another MLS via data share, their profile may not be selectable. CCAR is working with our MLS vendor to resolve this issue. A workaround is to email Member Services at [email protected] providing the information and they can update the listing.

Top 5 MLS Support Issues

1. Listing Input – AREA: Are values missing in the Area Field when inputting a listing? This happens when the listing entry information is not completed top to bottom. There is conditional logic set for fields, if you skip the “AREA” field and select fill other fields, you might select a value that is correct but does not correspond with that area. CCAR Member Services recommend you start from the top and work your way down when inputting a listing.
 
2. CDOM Reset (how many days for that field to be reset): Cumulative Days on Marketing (CDOM) is set to zero on a new listing after the previous listing is marked canceled/expired/sold for 30 days.  
 

3. Cannot find a NORCAL MLS ALLIANCE listing (Using AREA or forgot to add the two letters in front [ME, SF, ML, or BA]): When searching for a listing, it’s best to use the address, city, or map. Using the “Area” field may eliminate listings because each MLS has different values to what AREA represents. As more data share listings are added to the MLS, the AREA field can become more complicated.  

4. Searching by MLS Number: MLS numbers may be duplicated as a result of data sharing. To help eliminate this, add the initials of the MLS from which the data is coming from.  

5. Cannot find Buyer Agent when changing listing to Pending: Sometimes if the buyer agent is from another MLS via data share, their profile may not be selectable. CCAR is working with our MLS vendor to resolve this issue. A workaround is to email Member Services at [email protected] providing the information and they can update the listing.

REALTORS® Applaud Bill To Raise Capital Gains Exclusion

The CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) issued the following statement in response to the “More Homes on the Market Act,” reintroduced today by House Representatives Jimmy Panetta (D-CA) and Mike Kelly (R-PA). The bipartisan bill increases the capital gain exclusion amounts on the sale of a principal residence to $500,000 for single filers and $1 million for joint filers and indexes the exclusion for inflation. 

“California REALTORS® thank Congressman Panetta for reintroducing the ‘More Homes on the Market Act.’ This bill will provide necessary tax relief for California homeowners, particularly senior citizens, who have been unable to move because of the tax burden that could result if they were to sell,” said C.A.R. President Jennifer Branchini, a Bay Area REALTOR®.

“For working Californians, a home is their biggest and most important investment. However, because the capital gains exclusion was passed 25 years ago with no indexing for inflation, fewer and fewer families have been able to downsize and access the equity built up in their homes. This has resulted in fewer homes being available for younger and first-time homebuyers to move into, which has driven up demand and home prices even more.” 

The National Association of REALTORS® estimates that in California, as many as 95 percent of single homeowners and 68 percent of married homeowners who purchased their homes before 2000 could face capital gains tax if they sold their home this year.
