Happy June, everyone! It’s off to a busy start! I hope you are healthy and enjoying the new season! Today, I wanted to draw your attention to a couple of important news items:

Special kudos go out to the CCAR Scholarship Foundation for hosting a lovely awards luncheon last Friday honoring 16 local students heading for prestigious colleges and universities. Congratulations go out to this awesome group of up-and-coming leaders, and to Scholarship Foundation Trustees who work so hard every year to find the most deserving students (see trustee list here).
I would also like to invite all of you to the YPN Summer Kickoff BBQ this Thursday, June 9th from 2:30 – 5:00pm at Richmond’s Wildcat Canyon Park (register here).
- Fellow Bikers: You’re invited to join us on a ride to the event (both motorcycles and cars welcomed). Meet us at 1:00pm in Martinez at Alhambra Valley Rd. and Wanda Way (just listen, and you’re sure to find us!)
Attend the Pinole City Council meeting tonight at 7pm to voice your opposition in person or on Zoom to a city charter/real estate transfer tax proposal (see article, below).
And last, but not least, PLEASE VOTE for 2023 CCAR Board of Directors candidates before next Monday, June 13 at 9am. If you are eligible to vote, log in here to cast your ballot.

Election Results

The election for the 2023 Board of Directors has begun!

A 2023 President-Elect, Treasurer, and four (4) Directors-At-Large shall be elected.

Review the Candidates’ statements and VOTE. You must be logged in to vote.

In order for this election to be valid, the number of votes must equal or exceed the quorum requirement of 15% of the total CCAR REALTOR® Membership, the quorum for this election is 632 votes. Voting ends June 13th at 9am.

AB 2050 Red Alert Update

AB 2050 (Lee and Carrillo) which C.A.R. and CCAR opposed, would have forced property owners to stay in the rental housing business for at least five years. AB 2050 was an outrageous attack on private property rights, effectively allowing government to seize property by dictating its use and disproportionately harming small rental property owners who are families of color.

AB 2050 is not moving forward. Thank you to all who participated in the Red Alert, it made a difference!

NAR Code of Ethics Changes

Standard of Practice 1-8
(additions in red)

REALTORS®, acting as agents or brokers of buyers/tenants, shall submit to buyers/tenants all offers and counter-offers until acceptance but have no obligation to continue to show properties to their clients after an offer has been accepted unless otherwise agreed in writing. Upon the written request of the listing broker who submits a counter-offer to the buyer’s/tenant’s broker, the buyer’s/tenant’s broker shall provide, as soon as practical, a written affirmation to the listing broker stating that the counter-offer has been submitted to the buyers/tenants, or a written notification that the buyers/tenants have waived the obligation to have the counter-offer presented. REALTORS®, acting as agents or brokers of buyers/tenants, shall recommend that buyers/tenants obtain the advice of legal counsel if there is a question as to whether a pre-existing contract has been terminated. (Adopted 1/93, Amended 1/22)

LEGISLATIVE UPDATE

We had two hot issues for Legislative Day. One was the AB 2710 (Kalra) and the second was our request for a greater allocation of funds in the state budget for homeownership housing.

This was a most successful Legislative Day as the member lobbying efforts on both issues bore fruit. AB 2710 was pulled by the Author and is dead for the year. Also, on 4/28 the Senate President pro Tempore Toni G. Atkins (D-San Diego) and Senate Budget & Fiscal Committee Chair Nancy Skinner (D-Berkeley) announced the second phase of the Senate’s “Putting Wealth to Work” budget proposal which include significantly more spending for homeownership including the “California Dream for All” program which is an innovative down payment assistance/equity share program for first time home buyers.

However, the Senate plan is by no means a sure thing. Now there will be extended negotiations between the Governor, Speaker in the Assembly and the Senate Pro Tem and stakeholders to see what actually gets in. Helping our case for more money for…

This is just a quick note to say a great big “Congratulations!” to CCAR Director-at-Large Darnella Aulani, our newest C.A.R. Director for Life who represents your interests at the State level. NAR Spring Legislative Meetings

CCAR Leadership recently attended the National Association of REALTORS® Legislative Meetings in Washington, D.C.

While there, your leadership team went to Capitol Hill to meet with staff from the offices of Congressman Thompson, Garamendi, DeSaulnier, and Swalwell to discuss topics ranging from inventory and supply, tax benefits for property owners, tax fairness, and housing finance reform.
