Upcoming Paragon Enhancements – Aug. 3

On August 3rd the following updates will be made to the Paragon 5 MLS system to improve functionality.

MLS Disclaimer: The disclaimer that appears on detail report views in the MLS will be updated to the following to provide additional liability protection when utilizing floor plans in the MLS.
 
  • “©Bay East, CCAR, bridgeMLS. Based on information from Bay East and Contra Costa Association of REALTORS® and bridgeMLS. All data, including all measurements and calculations of area, is obtained from various sources and has not been, and will not be, verified by broker or MLS. All information should be independently reviewed and verified for accuracy. If a floor plan is included, the floor plan is for illustrative purposes only, and the actual dimensions and layout of the home may differ from the floor plan. Buyer is urged to make a detailed inspection of the property, and if any aspect of a floor plan is critical to the buyer’s decision to purchase, buyer must conduct their own measurements and inspection. Properties may or may not be listed by the office/agent presenting the information.”
Embedded Video: Using this new field you will be able to add a URL to an unbranded video. The embedded videos will display on the Connect Report views – CollabLink, ConnectView, Collab Center Detail, and Paragon Connect Detail. Allowing clients to view the video without navigating away from the listing display.
 
“Active – Coming Soon” to “Pending”: The ability to update an “Active – Coming Soon” listing directly to “Pending” without the need to first update the listing to a “New” or “Active” listing.
 
City List: Removal of “Point Richmond” from the City pick list. Searching Point Richmond will still be possible by leveraging the “Area” field.

Call for Applications: CCAR Affiliate Liaison to BOD

CCAR is calling for applications from qualified Affiliate members who are interested in serving a two-year term as a non-voting Affiliate Liaison to the 2024 Board of Directors.

This person will act as liaison between the Board of Directors and the Affiliate membership, conveying their concerns to the Board and communicating back to the Affiliate membership. The non-voting liaison must have been a CCAR Affiliate Member for two years immediately preceding appointment.

Code of Ethics Violators

In an effort to make ethics violations and the disciplinary process more transparent, C.A.R. is publishing the names of members who are found in violation of the Code of Ethics as well as summaries of the members’ unethical behavior.

Member publication is triggered only if the discipline imposed is a reprimand, fine, suspension or expulsion – anything other than a letter of warning or stand-alone education. The information will be published on the members-only section of car.org.

Make Your Home Fire-Safe

More than 100,000 Los Angeles residents have been displaced by one of the most devastating wildfires in California’s history. The need for immediate assistance is critical to help families recover and rebuild.

You can make a difference by supporting the REALTORS® Relief Foundation. Now through January 31, 2025, 100% of donations designated for California wildfire relief will go directly to helping victims and recovery efforts.

Creating and maintaining defensible space is essential for increasing your home’s chance of surviving a wildfire. It’s the buffer that homeowners are required to create on their property between a structure and the plants, brush and trees or other items surrounding the structure that could catch fire. This space is needed to slow the spread of wildfire and improves the safety of firefighters defending your home.

Defensible Space Law: effective July 1, 2021 – Defensible space is the term for a buffer zone that homeowners create between a structure on the property and any flammable grass, trees, shrubs, or wildland area that surround it. Existing state and local laws require certain property owners to maintain defensible space on their property. Sellers of such properties will need to provide documentation that their property is in compliance with defensible space laws, or buyers will be required to agree to obtain such documentation of compliance in the future.  This law applies to: sales of residential one to four properties; condominiums or other common interest development units; or manufactured homes; where the property is located in a high or very high fire hazard severity zone; when TDS is required.

Home Hardening Disclosure Law: effective January 1, 2021 – “Home hardening” refers to building resistant materials and home features that protect a home from catching fire. Beginning January 1, 2021, sellers will be required to complete a new home hardening disclosure (Fire Hardening and Defensible Space Advisory, FHDS) for properties that are: within high or very high fire hazard zones; built before 2010; residential one to four properties; condominiums or other common interest development units; or manufactured homes.

CCAR is now calling for applications from qualified Affiliate members who are interested in serving a two-year term as a non-voting Affiliate Liaison to the 2024 Board of Directors.

This person will act as liaison between the Board of Directors and the Affiliate membership, conveying their concerns to the Board and communicating back to the Affiliate membership. The non-voting Affiliate Liaison must have been an Affiliate Member of the Association for two (2) years immediately preceding appointment.

Applications will be reviewed by the CCAR Executive Committee for consideration and recommendation to the Board of Directors who will make the final selection of the 2024 Affiliate Liaison.

Applications due by August 14, 2023 at 5pm.
