C.A.R. Releases its 2025
California Housing Market Forecast

A more favorable interest rate environment that will loosen up the “lock-in” effect and improve housing inventory will encourage buyers and sellers to return to the market to boost both home sales and prices next year, according to a housing and economic forecast released last week by C.A.R. during its annual REimagine! Conference & Expo in Long Beach.
The baseline scenario of C.A.R.’s “2025 California Housing Market Forecast” sees an increase in existing single-family home sales of 10.5 percent next year to reach 304,400 units, up from the projected 2024 sales figure of 275,400. The projected 2024 figure is 6.8 percent higher compared with the pace of 257,900 homes sold in 2023.
The California median home price is forecast to rise 4.6 percent to $909,400 in 2025, following a projected 6.8 percent increase to $869,500 in 2024 from $814,000 in 2023. A persistent housing shortage and a competitive housing market will continue to put upward pressure on home prices next year.

IN MEMORIAM: REN PARTRIDGE

Reynolds “Ren” Partridge, a beloved community leader and former West and CCAR member, passed away recently. After serving in the Army during the Korean War, where he was stationed in Japan, Ren worked at Central Valley National Bank, founded by his father. He later became a broker/owner at Better Homes Realty and a broker at Security Pacific.
Ren was President of WCCAR in 1991 and an active board member of both the Lion’s Club and Rotary. Known for his adventurous spirit, he enjoyed flying planes and riding motorcycles well into his 80s, and was the oldest member of the local BMW motorcycle club.
A celebration of his life will be held on September 30 at 11:00am at El Sobrante United Methodist Church, where he was a dedicated member.

Latest Market Statistics

Existing, single-family home sales totaled 262,050 in August on a seasonally adjusted annualized rate, down 6.3 percent from 279,810 in July and up 2.8 percent from 254,820 in August 2023.
August’s statewide median home price was $888,740, up 0.2 percent from July and up 3.4 percent from $859,670 in August 2023.
Year-to-date statewide home sales edged up 0.5 percent.
The statewide unsold inventory index was 3.2 months in August, up from 2.9 months in July and up from 2.4 months in August 2023.

In Memoriam: Pete Torrey (1947-2024)

CCAR is saddened to announce the passing of longtime member Pete Torrey, who joined in 1977. Pete earned the distinguished titles of CCAR Honorary Member for Life and C.A.R. Honorary Member for Life. As a respected broker, he was highly regarded by his peers and known for his kindness toward CCAR staff. Pete was an enthusiastic participant in the annual CCAR golf tournament and often visited the office to research properties in the days before the MLS went online. One of his proudest achievements was leading CCAR’s ‘Save Our Sports’ campaign, which protected local high school sports from budget cuts in the 1990s.
A celebration of Pete’s life will be held on Thu., Sep. 26, at 11am, followed by a reception at St. Matthew Lutheran Church, 399 Wiget Lane, Walnut Creek.

Market Update

The market has been relatively quiet in the lead-up to the Federal Reserve’s meeting on interest rates next week. Although recent economic data remains relatively strong, markets remain optimistic that the key policy rate will be cut by the Federal Open Market Committee. This has already begun to have a positive impact on the market as signs of homebuyer demand have perked up in recent weeks. However, prices continue to rise as well and that has helped to keep homebuyer sentiment restrained. The full benefit of lower rates will continue to play out in the coming months, but fortunately, the anticipated uptick in demand is also poised to be met with additional inventory, which is also slowly being unlocked as interest rates normalize.
