“Big Beautiful” Tax Bill Now Law: What REALTORS® Need to Know
President Trump signed the One Big Beautiful Bill Act (H.R. 1) into law on July 4, 2025, capping months of legislative negotiation. NAR’s in‑depth analysis underscores how the final version secures key wins for real estate professionals, including:
- Permanent extension (and modest enhancement) of the 20% Qualified Business Income Deduction (Section 199A) — critical relief for independent contractors and small‑business REALTORS®.
- Quadrupling the SALT deduction cap to up to $40,000 (for most households earning under $500K) for a five‑year period.
- Preservation of the mortgage interest deduction, continuation of 1031 like‑kind exchanges, and intact business SALT deductions—all central to real estate activity and investment.
This legislation offers both immediate stability and longer-term tax certainty for agents and investors alike.

Reasoning: Updated language concerning Coming Soon rules for improved clarity.
MLS Rule 10.2 Reporting of Sales
Reasoning: Added the requirement for Comparable (Comps) Listings to be input within 30 days from the closing date to promote timely and accurate market data.
MLS Rule 11.5 Photographs on the MLS Reporting of Sales
Reasoning: Revised the rule for improved clarity and to better align with current practices regarding photo use.
MLS Rule 12.5.1 Public Remarks Restrictions & Requirements
